Diversified Realty Services offers a professional wide range of SERVICES for the home seller - when you are ready to list your home, including:

  • Examine the property and do a thorough inspection.
     
  • Conduct an analysis of the market to include a search and study of recent property sales and current competitive properties, average marketing times, neighborhood profile, etc.
     
  • Prepare a Comparative Property Analysis (CMA) of your property that you may keep for reference.
     
  • Gather information to prepare a property profile.
     
  • Advise seller on property preparation (repairs, etc.).  
     
  • Provide the seller with the following: Company Policy form, Ohio Residential Property Disclosure form, Ohio Agency Disclosure form, Federal Lead-Based Paint Disclosure form.
     
  • Execute listing agreement and submit to CRIS (Centralized Real Estate Information Services, Inc.) or NORMLS (Northern Ohio Regional MLS). These databases are used by all Realtors to search for homes for the buyers they are representing.
     
  • Submit property information to the Board of Realtors database to ensure the property information is uploaded to the national public website, Realtor.com.
     
  • Provide a "Home For Sale" Agency sign for the property.
     
  • Arrange all showing appointments by Realtors and follow up with feedback and showing comments.
     
  • Hold “Open Houses” for the Seller.
     
  • Selling Activity Services include:
    • Negotiate agreement between seller and buyer on all terms and conditions of contract.
    • Negotiate and execute Contract for Purchase of the property.
    • Present Ohio Residential Property Disclosure Form to buyer for review and execution.
    • Obtain earnest money check from buyer.
    • Deliver a copy of all fully executed documents to seller and buyer.
       
  • Coordinate buyer's financing: This includes:
    • Working directly with buyer's loan officer to ensure all conditions of loan approval are met in timely satisfaction.
    • Obtain written loan approval from Mortgage Company.
    • Obtain written loan commitment from Mortgage Company.
    • Counsel and assist seller and buyer in timely satisfaction of all condition/contingencies in contract and effect proper execution of removal of contingency documentation.
    • Coordinate mortgage loan appraisal of the property.
       
  • Transaction and closing services include:
    • Coordinate all inspections and re-inspections of the property. This includes:
      • State required pest inspection.
      • Home inspection.
      • Radon inspection.
      • Well and septic inspection.
      • FHA inspection which may include:
        • Foundation certification.
        • Furnace/cooling certification.
        • Roof inspection.
        • Plumbing inspection.
        • Electrical inspection.
           
  • Initiate establishment of an Escrow Agent to effect closing of transaction.
     
  • Initiate necessary title company work to enable closing of the transaction.
     
  • Counsel seller in deed preparation and execution for deposit into escrow.
     
  • Monitor timely deposit of all necessary funds and documents into escrow by seller and buyer.
     
  • Counsel seller and buyer on timely transfer of all utilities and property services as well as the transfer of possession/occupancy of property and keys.
